Damp problems
Condensation and black mould assessment
Practical condensation and black mould assessment with honest ventilation advice and cause-led remediation.
Why diagnosis matters
Treat the cause, then repair the damage
Mould is rarely solved by cleaning or painting alone. We consider moisture production, cold surfaces, heating, airflow, insulation and building defects without automatically blaming the people living in the property.
Technical review
Dan, Director / Surveyor
Last reviewed: July 2026. Advice is general until the property, access and visible evidence have been assessed.
Guarantee & aftercare
Written guarantee terms are matched to qualifying work, with inclusions, exclusions and aftercare explained before acceptance.
What we consider
Possible causes and lookalikes
High indoor humidity meeting cold surfaces
Restricted airflow or underperforming extract
Thermal bridges and insulation gaps
Leaks or penetrating damp mistaken for condensation
Inspection method
A clear work sequence
Step 1
Discuss timing, rooms and occupancy patterns
Step 2
Review visible mould and cold-surface patterns
Step 3
Consider ventilation routes and building defects
Step 4
Specify cleaning, repair and ventilation measures proportionately
Scope boundaries
Honest about what the work does—and does not—cover
We do not provide medical diagnosis. Electrical connections and whole-house ventilation design are undertaken only by appropriately competent specialists.
Common questions
About condensation and black mould assessment
Why does mould return after cleaning?+
Cleaning removes visible growth but not the moisture conditions that allowed it. Humidity, cold surfaces, weak extract and defects must be considered together.
Can PIV solve every mould problem?+
No. PIV can help suitable properties, but it is not a substitute for repairing leaks, improving extract or addressing major heat-loss issues.
Is the occupant always responsible?+
No. Moisture production is only one factor. Building defects, heating, insulation and ventilation provision also matter, particularly in rented homes.
