What happens during a specialist damp survey?

A good damp survey is an investigation, not a sales script for one treatment. The appointment should make the scope, access and deliverables clear before the visit.

Before the visit

We ask where the symptom appears, when it started, whether rain or season changes it, and whether leaks or building work have occurred. This focuses the inspection without asking you to diagnose the problem.

At the property

The surveyor considers visible patterns, accessible external defects, ventilation, construction and moisture readings in context. Furniture and finishes can limit inspection and are recorded as such.

After the inspection

Findings separate likely cause correction, treatment, reinstatement and referral. A specialist damp report is not an RICS Building Survey and should never be presented as one.
