The short answer is that a professional damp assessment uses moisture readings as one tool among several. Readings are interpreted alongside the building context, weather exposure, construction, ventilation and visible evidence to form a reliable diagnosis.

Moisture meters and their limitations
Two main types of moisture meter are used in damp diagnosis. Pin-type meters measure electrical resistance between two probes pushed into the material, providing a reading that indicates moisture content. Non-invasive meters use radio frequency or capacitance to detect moisture without penetrating the surface. Both types are useful comparative tools, but both can be influenced by salts, metals, material density and surface coatings. A high reading does not automatically mean the wall is wet from a specific source.

Why context matters more than numbers
A competent specialist considers the moisture reading alongside external ground levels, gutter condition, ventilation routes, the position and height of the damp, the wall construction, weather exposure and the building's maintenance history. A meter reading of the same value at low level on an exposed external wall and on a sheltered internal partition may indicate completely different problems. Without this context, a reading can be used to justify treatment that the building does not actually need.

Visual inspection and external assessment
Much of a damp diagnosis comes from observation: the pattern and position of damp, the presence of salt deposits, the condition of pointing, render, gutters, flashings and DPC details, the ground levels around the building and the ventilation in kitchens, bathrooms and sub-floor voids. Photographs of the external elevations and internal symptoms provide important reference. A specialist who relies solely on a meter without checking these external factors is not providing a complete assessment.
