Do I need a damp survey before buying a house?

When a pre-purchase damp survey is worthwhile, what it covers and how it differs from an RICS Building Survey.

The short answer is that a specialist damp survey is not automatically required for every property purchase, but it becomes valuable when damp, mould or timber concerns are flagged during a viewing, valuation or building survey.

When a pre-purchase damp survey adds value

A focused specialist inspection is most useful when: a surveyor or valuer has flagged damp or timber concerns and recommended further investigation; you have noticed visible damp, mould or musty smells during viewings; the property is older or has traditional construction that may have DPC or ventilation concerns; a basement or cellar is part of the property and its condition is uncertain; or previous treatment has been carried out and you want to verify its effectiveness.

What a pre-purchase damp survey covers

A specialist pre-purchase inspection focuses on damp, mould, accessible timber and related remedial needs. It examines visible symptoms, takes contextual moisture readings, checks accessible external defects and provides clear findings about likely causes, priorities and estimated remedial scope. It is not an RICS Building Survey, which covers the broader building condition, and it does not value the property or assess every element.
